These Terms & Conditions (“Terms”) govern your use of sureflowcapital.com and related pages (the “Site”) operated by Pull Local LLC, doing business as Sure Flow Capital Partners (“Sure Flow,” “we,” “us”). By using the Site, you agree to these Terms. If you do not agree, please do not use the Site.

1. Our services

The Site provides information about transactional funding programs for real estate transactions, including earnest money deposit (EMD) funding, double close funding, and Stack Method down-payment funding. All funding is provided under separate written agreements (such as JV or funding agreements) between you and Sure Flow. Those agreements — not these Terms — govern any funded transaction.

2. No commitment to fund

Submitting a deal is not an application approval, and nothing on this Site is a commitment to fund. Every request is subject to underwriting, verification with transaction parties, and execution of definitive agreements. We may decline any request at our sole discretion.

3. Business purpose only

Our services are offered solely for business and investment real estate transactions. We do not provide personal, family, household, or consumer-purpose credit, and nothing on this Site is an offer of consumer financial services.

4. Eligibility

You must be at least 18 years old, able to form a binding contract, and using the Site in connection with bona fide real estate transactions.

5. Your responsibilities

  • Provide accurate, current, and complete information in every submission
  • Keep us updated on the status of any deal we are reviewing or have funded
  • Comply with all laws applicable to your transactions, including state rules governing wholesaling and assignments
  • Honor your payment and repayment obligations under any signed funding agreement

6. Fees

Fees shown on this Site are indicative and may change based on deal duration, size, and risk. Minimum returns apply. The final cost of any transaction is stated in your funding agreement before we fund.

7. Communications

By submitting a request you consent to receive email and SMS messages related to your submission. Reply STOP to opt out of SMS; opting out may limit our ability to process time-sensitive transactions.

8. Intellectual property

The Site and its content — including text, graphics, logos, and design — are owned by or licensed to Pull Local LLC and protected by law. You may not copy, reproduce, or distribute Site content without our written permission, except for personal, non-commercial viewing.

9. Third-party links and referrals

The Site links to third-party websites and services, including scheduling tools, our funding portal, and partner resources. Some links are referral links, and we may receive compensation when you use them. We do not control third-party sites and are not responsible for their content, terms, or privacy practices.

10. Disclaimers

The Site and its content are provided “as is” and “as available,” without warranties of any kind, express or implied. Site content is general information — not legal, tax, accounting, investment, or financial advice. See our Disclaimer for more.

11. Limitation of liability

To the maximum extent permitted by law, Pull Local LLC and its members, officers, and agents will not be liable for any indirect, incidental, special, consequential, or punitive damages arising from your use of the Site. Our total liability related to the Site will not exceed one hundred U.S. dollars ($100). This section does not limit obligations under a signed funding agreement, which are governed by that agreement.

12. Indemnification

You agree to indemnify and hold harmless Pull Local LLC from claims, damages, and expenses (including reasonable attorneys’ fees) arising out of your misuse of the Site, your violation of these Terms, or your violation of any law or third-party right.

13. Governing law

These Terms are governed by the laws of the State of Florida, without regard to conflict-of-law principles. Any dispute arising from these Terms or the Site will be brought exclusively in the state or federal courts located in Florida, and you consent to their jurisdiction.

14. Changes

We may update these Terms from time to time. Continued use of the Site after changes are posted constitutes acceptance of the revised Terms.
