How much does it cost?
EMD funding is 5% up front plus 20% when the deal closes, with a $1,500 minimum return. Double close funding is a flat 1.5% up to $1M with a $1,500 minimum. Stack Method funding is a flat 2.5% with a $2,500 minimum.
Pricing can flex with the duration and risk of a specific deal — you’ll always know the exact number before we fund.
Are there any up-front fees?
Only on EMD: the 5% up-front fee covers underwriting and processing, and it’s significantly lower than what most charge at closing. Double close and Stack Method deals cost nothing until your closing funds.
How fast can you fund?
We typically like 48 hours of notice — and we’ve funded in as little as five minutes when a closing came down to the wire. Either way: submit your deal as soon as you have it so review can start.
Is there a maximum you’ll fund?
Up to $100K for earnest money deposits and up to $100M for double closings. If your deal qualifies, we intend to be your one-stop shop for transactional funding.
What happens if my deal doesn’t close?
On an EMD deal, the deposit is simply sent back — your only cost is the up-front fee. Double close and Stack Method deals fund at closing, so if there’s no closing, there’s no charge.
Do you only work with wholesalers?
Wholesalers are our core, but investors use us too — including end buyers who need EMD funded (that takes an addendum extending the inspection period through closing, which we provide).
